Can Anybody Answer This Real Estate Investment Company Advice?

I’m almost 90% sure that i want to start my real estate investment company as a corporation not a LLC. I was wondering is this a good idea. Also, can’t i sell shares of my company to private investors to raise capital. Any advice on starting a commercial real estate investment comapany will help.

I want privately held investment and real estate companies engaged in the acquisition, development and management of select real estate projects and selected business opportunities. I want to developed over 4,000,000 square feet of urban real estate including office, hotel, retail, town-home and commercial parking properties. How can I get started? Thanks

Real Estate Investing For Long Term.

The real estate market has dropped out. Prices are falling around your ears. So does this mean that you should get out of property investing? No this is actually a great opportunity to increase your portfolio. When you are buy real estate it does not really matter where the market is, unless you are considering selling in the short term. If you are holding long term then you have to accept the market fluctuations if you can buy during a low period of a cycle that is the “golden hour” in real estate…but sometimes it is hard to find that hour on your watch.

Now that the market is experiencing a downturn it is a great time to be buying. Just look at the foreclosure lists. You have a massive inventory to choose from and most are at below market value. Go for positive cash flow whenever you can. In other words make sure your rental income equals or exceeds your outgoing including mortgage repayments. If you have other income you may be able to stand an extra $100 or more per month to top off the mortgage but try to avoid it.

Ok we all know that in a strong market, when the prices are going up, our property value also climbs. However now, in a slower and declining market you need to change your focus to hold for a longer period. We are looking at a few years before a more friendly market for investors shows up on the horizon.

Meanwhile, concentrate on positive gearing and steadily increasing returns. This is a long term game and always has been. Look at property investing from a business perspective and do the sums before you buy. You need a decent return on investment and you need the rental return to cover or nearly cover the mortgage expenditure.

Having said all that, there is no getting away from the fact that with good research and due diligence the down and depressed market presents serious investors with the best opportunities to build a portfolio of profitable properties for long term gains.

Recession Busting; The JP Morgan Way!

With defaults on the rise JP Morgan is apparently hearing the beat of a different drummer, as illustrated by their recent announcement that they will be hiring over 1100 new loan officers this year. Just in case you missed it, JP Morgan is the Wall Street bank who purchased home loan behemoth Washington Mutual for a fraction of their worth, when the real estate market collapsed, with tax payers money, of course. Does that jog your memory? Pretty sure it helped out.

JP Morgan also purchases the fallen Wall Street foe, Bear Stearns, after Bear was rejected for bailout fund by former Goldman Sachs head Ben Bernanke and his crony, Hank Paulson.

JP’s main strategy states that the new loan officers will be strategically placed across the nation and will work from local loan hubs and banks. The part that escapes me is the rationale behind hiring at the point in the economy. The reasoning that JP Morgan has provided for the hiring is to be in the best position to offer the highest quality of service to people who may want home loans when the real estate market improves. That is not a verbatim quote, but it does convey the point.

My question is what do they know that we are not hearing from the media? They are hiring when it seems every other business is laying people off? To many of us, there is no logic in this decision, with the possible exception of them knowing more than all of us.

To get to the heart of the matter, I will make my main point. The largest banks in the U.S., including JP Morgan and Goldman Sachs, have been deliberately holding back on funding to create a sense of urgency on the real estate market for buyers and sellers.

As irrational as this decision seems to be, moves like this frequently predicate an unseen change to the vast majority of ignorant and uneducated onlookers, but to the real big players they tend to indicate a possible turn around in the real estate market for our nation!
